The Waterproofing Problem
Water can permeate through incorrectly applied or damaged membranes and can also pass over and under a sound membrane that is not detailed correctly.
Evidence of waterproofing service failures can include
- Damp areas and fungi growth in adjoining rooms
- Wet carpet with mould growth, fungal decay or staining
- Degradation of structural timbers and ceilings
- Strong musty odours
- Moisture droplets or staining to sub-floor timbers such as bearers and joists under or adjacent to wet areas
- Rising or penetrating damp in walls adjacent to wet areas
Causes of waterproofing failure could include
- Poor bathroom design
- The use of an inappropriate or inadequate waterproofing system
- Incorrect installation or application by the waterproofing contractor
- No written instructions or training provided with the membrane system
- Lack of supervision or quality control particularly in the preparation of the substrate
- Incorrect positioning of the installation of the shower screen
- Waterstops for hobless showers being too low
- Incorrect selection, installation or lack of a bond breaker
- Incompatible bond breaker or filler joint
- Sealant incompatible with waterproof membrane
- Damage to membrane after installation
- Omissions of sealant around shower screen fixings

Silicone and Expansion joints are present at every property and are a vital part of any floor and wall tiles or concreted surface.
Commonly, silicone is used in corners of tiled walls where the two walls meet as well as around floor edging, shower recess & vanity’s. Silicone provides a watertight seal in these areas which are exposed to a lot of water on a daily basis and stop the water from entering the wall and floor surface. Silicone also allows the flexibility to occur in cases where the walls experience slight movements over the years. Every property will undergo some movement in the walls during its lifetime and the flexibility of silicone will allow for this to occur without showing any signs of cracking along the joints. Older buildings might have grout used in these joints, however, even the slightest movement in the wall will show cracks along them which can allow water to get inside and cause permanent damage to the structure.
Silicone replacement is a slow process and required professional attention in order to be installed effectively. Remember improper installation can cause permanent damage to the property by not offering a water tight seal along joints.
Expansion joint replacement is similar to silicone. The major differences are that most expansion joints are found on hard floors and can occur in both tiled and concreted surfaces. The joints themselves are deeper, wider, thicker and a different. Different sealants are used in different applications and can include types like elastomeric sealant as well as structural engineering silicons. These joints allow the floor areas to move over time and once again do not show any cracking and provide a sealed joint even after the movement occurs.

Marble tiles Must be sealed as soon as they have been installed. What a sealant does is to reduce the absorbing capacity of the surface it has applied on. Generally, there are two types of sealers – impregnating sealers and topical sealing agents. Topical sealers tend to trap moisture, which can damage the surface over time, and hence are strictly not used. Water-based impregnating sealers allow the moisture to evaporate, making it our recommended choice. Marble sealing can prevent your marble tiles from getting discoloured by stains or spills, thereby preserving their appearance for the next 7-10 years.
- Water-based sealers suitable for all general outdoor areas.
- Penetrating Sealers (water based & solvent based) recommended for around swimming pools and wherever you like the surface to not be slippery when wet.
- Wet Look Sealers (solvent based) bring out the best in Exposed Aggregated and Granite pavement. Great for driveways as durable for the hot rubber of car tyres.
- Limestone/Sandstone Sealer for feature limestone and sandstone columns and walls. (Not suitable for limestone pavement.)
- Tinted Sealers (solvent based) are great to spruce up old, tired looking pavers and give your outdoor area a new lease of life.
